From move-in details and lease terms to pet policies and community amenities, our FAQ section is designed to help you feel right at home at The Ellory. Explore quick answers to some of the most common questions from future residents.

When did The Ellory open, and when can I move in?

The Ellory opened March 2026, homes are available to move in immediately and can be held vacant up to 60 days.

What size homes do you offer?

The Ellory offers 1-, 2-, and 3-bedroom apartments. Explore our Floor Plans page HERE for layouts and availability.

What are your current rental rates?

Rates vary based on floor plan and availability, and can be found HERE. Please feel free to email (hello@theellory.com) or call us at (720) 806-6790.

Can I tour the community?

Yes! We offer both in-person and virtual tours. Both can be booked by clicking “schedule a tour” on the main page (bottom right-hand corner) of our website – www.theellory.com.

What lease terms are available?

12-18 months

Are there any move-in specials?

Our current specials are located on the main page of our website (towards the bottom). Specials are subject to change and restrictions may apply.

What fees should I expect?

All fees, required and optional, are located on our fee sheet which can be viewed HERE.

How does the application process work?

You may apply by clicking HERE or using the “apply now” button located in the top right-hand corner of our main website page – www.theellory.com.

You’ll be prompted to create a Loft Living account, where you can complete the application. Please be sure to have a valid ID handy and submit your application along with the required fee.

If there are additional applicants, one person should start the application and invite others when prompted. This will allow any required payments to be split. Please note that all parties must complete their portion and submit payment within 48 hours or the apartment will be placed back on the market.

What are your income requirements?

Gross household income must equal 2x the monthly base rent of the home being applied for.

What documenation can I use to provide proof of income?

Household combined gross income is considered when reviewing applications. This includes but is not limited to gross income equal to at least (2) two times the monthly base rent of the home being applied for. Applicants are required to submit verifiable income sources.

Acceptable income verification required may include: (a.) six (6) consecutive weeks of pay stubs or a bank statement showing recurring pay deposits for 12 months; (b.) job opportunity letter or income verified by employer on company letterhead. This will be called on and verbally verified by the onsite staff; or (c.) in the event of self-employment, applicant(s) must provide proof of income via the last year’s tax return or an accountant’s certification of income. If applicant(s) has no current employment, one or more of the following conditions must be met: (a.) applicant(s) must provide bank statement reflecting balance equivalent to rental obligation for entire lease term; (b.) proof of trust income; or (c.) proof of social security, retirement, unemployment, or disability income.

Applicants with Section 8 vouchers, other housing vouchers, or other federal, state, or local public assistance or rental subsidies will be required to have monthly household income two times the applicant’s portion of the rent.

Do you allow pets in the apartments?

Yes! We allow up to 2 pets per home, cats and dogs only. Pet screening is required for all pets, and canines are required to participate in PooPrints. PooPrints helps to keep our community clean and free of waste!

What is your pet policy?

Our pet weight limit is 100 lbs, fully grown.

Breed restrictions are as follows: Akita, American Bulldog, borzio Hounds, Briard, Bull Terrier, Cane Corso, Chow, Dogo Argentino, Irish Wolf Hound, Komondor, Mastiffs, Pit Bull Terriers, Presa Canarios, Rottweiler, Scottish Deerhound, Staffordshire Terriers, Tosa Inu, Wolf-Dog Hybrids, or any other mix of the above.

Is parking available?

We offer surface and enclosed garages, with or without EV power (240v). All enclosed garages feature a built-in ceiling mounted storage rack. Please refer to our fee sheet HERE for pricing and additional details.

Are guests permitted in amenity spaces?

Yes, our lease agreement permits 2 guests per household. Lease-holder must be present with guests at all times.

Do you offer guest parking?

Yes, residents will receive 7 guest parking permits per month. Additional parking is available off-site.

What are the measurements of your enclosed garages?

Standard: 11′ wide/20′ depth
EV/ADA: 22′ wide/20′ depth

Is there a printer available for resident use?

Yes, we offer Print With Me in our clubhouse during regular business hours. Per page printing rates are as follows: B/W = $0.25 and Color = $0.75.

What are the Clubhouse hours?

Our clubhouse is open from 9:00 AM – 10:00 PM daily.

What are the Pool hours?

Our pool is open from 9:00 AM – 10:00 PM daily. Deep cleaning is performed on Monday’s – during this time the pool is closed from 9:00 AM – at or prior to 6:00 PM.

Do you offer 24-hour emergency maintenance?

Yes, we offer 24-hour maintenance for emergency situations. Routine work orders may be placed using the Loft Living app or by emailing us at hello@theellory.com.

What are the Sauna Hours?

The sauna is open from 9:00 AM – 10:00 PM daily, with the exception of periodic cleaning and maintenance.

Do you allow visiting pets?

Unfortunately not. Only pets registered and approved through Pet Screening and listed within your lease agreement are permitted.

What internet providers are available?

Comcast & Quantum Fiber are available instantly. Pulse Fiber is available with minimal setup.

Can I sign up for Auto Pay?

Yes, auto pay is available to be setup after move-in. Auto Pay settings are located in the Loft Living app.

Do you offer Smart Thermostats?

Yes, all homes feature Nest Thermostats which can be connected to and controlled remotely via Wi-Fi. Schedules and other energy-saving features are available as well.
